Good form Agr for studio/facility rental by/for Dance club

I am a charter member of a new swing dance association and have been asked to draw up a contract the association can use with the studios (and other locales) it rents space from for its dances where the studio gets 75% of the admission fees and the association gets 25%. If you have any good form contracts let me know, as I would rather prepare using a form than from scratch. What needs to go in the contract to protect the association? I would love a fax or email of contracts like this. Thanks!

Have you tried an office supply store, like OfficeMax? They have a bunch of pre-written legal agreeements where you fill in the blanks -- everything from leases to divorces. No kidding. They may have something suitable.
